Office Pest Control in Vancouver & Fraser Valley

Phantom Pest Control provides office pest control in Vancouver, BC and the Fraser Valley, for office towers, business parks and multi-tenant commercial complexes. We inspect the suites with activity and the shared spaces that feed them, treat with the method that fits each pest, and seal the gaps rodents use. We leave a written service report after every commercial visit.

Why Office Buildings Get Pests

An office building gives pests what they need floor by floor: food in the break rooms, water in the washrooms and drains, and quiet voids above the ceilings. Those spaces connect suites and floors, so rats, mice and cockroaches can travel well beyond the suite where someone first noticed them.

That’s why we look at the whole building, not only the complaint. The garbage room, loading dock, parkade, risers and roof get the same attention as the suite where droppings turned up, because the problem can be living in any of them. It’s worth the trouble: rats and mice gnaw packaging and electrical wiring, and bird droppings and nesting material carry bacteria, fungi and parasites that put building occupants and employees at risk.

Food service in the building has its own rules, covered on our restaurant pest control page. Property managers looking after several buildings can start with property management pest control, and the full list of business services is on the commercial pest control page.

Break rooms & kitchenettes

Coffee stations, dishwashers and staff fridges keep food and water within reach of pests.

Garbage & recycling rooms

Rats and mice nest in garbage rooms, and flies breed where waste collects.

The loading dock

Deliveries arrive daily, and a dock door that doesn’t seal lets rodents in with them.

Risers, ceilings and walls

Pipe and cable runs and ceiling voids connect one suite to the next.

Parkades & storage rooms

Norway rats keep to low, sheltered spaces, and pigeons roost in parkades.

Roofs, ledges & rooftop units

Ledges shelter pigeons, and gaps around rooftop equipment let pests in.

Pests We Treat in Office Buildings

The pests offices in the Lower Mainland deal with, each linked to its full service page.

They nest in ceiling cavities, storage areas and garbage rooms, and gnaw packaging and wiring.

They hide behind appliances, inside cabinets and around drains, so break rooms come first.

Pavement and odorous house ants trail in from foundations and landscaping to find food.

They hitchhike in on bags and clothing, and a scent-detection dog can find them early.

Small flies around washrooms and break rooms point to a breeding source close by.

Pigeons roost on ledges and in parkades; starlings and sparrows nest in vents and signs.

Queens nest in small gaps around vents and soffits, active from late spring to early fall.

Seasonal Pest Activity in Office Buildings

Cockroaches, bed bugs and silverfish don’t keep to a season indoors, but four office pests do on the coast: rats and mice push indoors in the colder, wetter months, while ants, wasps and nesting birds peak in spring and summer.

The bars turn the seasons on Phantom’s Lower Mainland pest pages into months; the nesting bar uses Environment and Climate Change Canada’s general nesting period for B.C.’s south coast.

Ants

Colonies expand and forage hardest in spring and summer, often trailing in from landscaping.

Wasps

Busiest from late spring into early fall, with nests growing quickly over the summer.

Nesting Birds

Nesting peaks in spring and early summer, and the general nesting period for protected birds runs to mid-August.

Rats & Mice

Cold, wet weather pushes them indoors, and a colony that’s already inside stays active whatever the season.

Not seasonal

German Cockroaches

Indoor warmth keeps them breeding, so treatment follows the evidence, not the calendar.

Bed Bugs

They arrive with people and their belongings, so they can turn up in any month.

Silverfish

Damp storage rooms and basements suit them, and humidity matters more than the month.

Where Pests Hide in an Office Building

An office building is a stack of connected spaces. These are the places an inspection covers, from the roof down to the parkade.

Office building section: where pests get in and hide, from the roof to the parkadeCross-section of a multi-storey office building: pigeons on the roof parapet and the floor ledges, a rooftop HVAC unit and an exhaust fan, office floors with a break room and a washroom floor drain, the ceiling voids above each floor, a pipe and cable riser beside the elevator shaft, a ground floor with the lobby doors, a garbage and recycling room and a loading dock door with a delivery truck, and a parkade below grade with parked cars and a ramp.

Roof & exterior
  • Ledges & parapets

Pigeons roost and nest on ledges, parapets and the tops of signs.

  • Rooftop units

Gaps around HVAC units and exhaust fans shelter birds and let wasps in.

Office floors
  • Break room

Food, water and warm appliances draw cockroaches, ants and mice.

  • Washroom drains

Drain flies breed in floor drains, and cockroaches use the pipe runs.

Inside the structure
  • Ceiling void

Mice and roof rats travel and nest above the ceiling tiles.

  • Risers & shafts

Pipe and cable risers link the floors, for pests and for bed bugs on the move.

Ground & below
  • Loading dock

Dock doors and deliveries give rodents and insects a way in.

  • Garbage room

Bins and recycling feed rats and mice and breed flies.

  • Parkade

Norway rats shelter low down, and pigeons roost on parkade ledges.

What Tenants and Building Staff Can Do

Much of what keeps an office clear is housekeeping that staff and tenants control, and our guide to keeping rats out of a home or office covers the basics. The rest needs a technician.

Staff and tenants

Seal food, empty the bins

Keep food in covered containers, desks included, and take break-room garbage out at least once a day.

Speak up early

Tell building management where and when you saw droppings, gnaw marks or insects, with a photo if you can.

Loop in the cleaners

Share each treatment’s prep sheet with the cleaning contractor, since some treatments change how floors are cleaned for weeks.

Needs a technician

Inspection and monitoring

Finding the source means checking each affected floor, the voids above the ceiling and the shared rooms below.

Treatment where staff can’t reach

Gel bait and dust go into cracks, voids and equipment, where they work and stay out of the way.

Closing entry points

Doors, utility penetrations and rooftop equipment are where rodents, birds and insects get in.

K9 bed bug detection

A trained dog checks suites and common areas for live bed bugs and their eggs.

How Our Office Pest Control Works

Five steps, from the first walk-through to the follow-up visits. The commercial site inspection is complimentary, and the program is quoted for your building once we’ve seen it.

Inspect the building

We walk the suites with activity and the shared spaces that feed them: the garbage room, the dock, the parkade, the risers and the roof.

Identify the pest and its source

Droppings, gnaw marks, drain activity or a K9 alert tell us which pest it is and where it’s coming from.

Treat what the inspection finds

Trapping for rats and mice, gel bait and dust for cockroaches, breeding-source treatment for flies, and bed bug treatment once a K9 inspection has confirmed them, each with its prep sheet.

Seal and prevent

During a rodent program we seal gaps up to the size of a toonie; larger openings around docks, doors and rooftop units go to exclusion work.

Follow up and record it

Follow-up visits check traps and look for fresh signs, and a written service report is left after every commercial visit.

Before an Office Treatment

Preparation decides how well a treatment works. Our preparation sheets are written mostly for homes; these are the steps from them that make the difference in an office.

Arrange access

Have keys or a building contact ready for the suites, storage rooms, garbage room and parkade on the visit list.

Clear the break room

Empty the lower and upper cupboards and the space under the sink, and put food away in sealed containers.

Pull furniture from the walls

Move desks, filing cabinets and anything against a wall at least a foot out, so the baseboards can be reached.

Clean behind appliances first

The day before a cockroach treatment, vacuum and mop behind the fridge and other appliances.

Plan the vacancy

Check your treatment’s sheet for how long the treated space must stay empty, and who should stay away longer.

Hold the cleaning before a K9 visit

No cleaners or disinfectants on the floors to be searched for 24 hours beforehand, and fans and blowers off, so the dog works on clean scent.

What Happens After an Office Treatment

What to expect after a crawling-insect or cockroach treatment, from those two sheets, which are written for homes. Your technician confirms the plan for your building.

Re-entry

Return after the vacancy window, then ventilate the space for 30 minutes to an hour.

First days

Activity should drop within 72 hours after a crawling-insect treatment, and the cockroach sheet expects a significant knockdown in 4 to 7 days.

Weeks 1 to 3

Cockroaches can wander into view for up to 2 to 3 weeks as the treatment works.

First month

No vacuuming, mopping or cleaning within 6 inches of treated baseboards for at least 4 weeks.

Up to 3 months

On the crawling-insect sheet, the residual treatment keeps working for up to 3 months when the aftercare is followed.

Tell the cleaning crew

Pass the 6-inch rule to your cleaning contractor; mopping treated baseboards with cleaners undoes the treatment.

If activity comes back

Call us. Depending on how severe the problem was, a follow-up treatment may be scheduled.

Pest Control for Rooftops & Ledges

Ledges, parapets, signs and rooftop units give birds the shelter they look for, and the law treats each species differently. Which birds are on your roof decides what can be done, and when.

Ledges & parapets

Pigeons roost where a ledge gives cover, and their droppings damage what’s below.

Vents and HVAC units

Starlings and sparrows nest in gaps around vents and rooftop units.

Signs & awnings

Small birds nest inside signage, and pigeons perch along the top.

Roof drains

Nesting material can block gutters, drains and ventilation.

A roof edge in section: spikes on the parapet ledge, netting over a recessed ledge, tension wire, a rooftop unit with a gap at its base, a roof drain and a gull nest on the gravel.

Under federal law, rock pigeons, European starlings and house sparrows aren’t on the list of birds protected in Canada by the Migratory Birds Convention Act, and a B.C. regulation exempts their nests from provincial nest protection, so roosts can be cleared and ledges protected. Our bird control work uses netting, spikes, tension wire and visual deterrents, chosen for the species and the shape of the building. Since pigeons can breed in any month when it’s mild, deterrents work better before a roost settles in.

Gulls are another matter. They’re migratory birds under federal law, and the Migratory Birds Regulations, 2022 protect a nest while it holds a live bird or a viable egg. Environment and Climate Change Canada puts the general nesting period for B.C.’s south coast at late March to mid-August, so netting and wire for a flat roof belong in the off-season, and an active gull nest is left alone until it’s empty. Read how nests are protected under the 2022 regulations.

Office Pest Control FAQs

Straight answers to what office and building managers ask before they book.

Prefer to talk?

How often should an office have pest control?

It depends on the building and what the inspection finds, so the schedule is set after a complimentary commercial site inspection. Buildings pursuing BOMA BEST certification have a benchmark: its pest management question awards 2 points for a program that includes proactive inspection for pests at least monthly.

Your lease decides, for your suite and for the shared spaces. To earn BOMA BEST’s pest management points in a building where tenants arrange their own pest service, the owner or landlord has to give them information on how to run a pest management program. Pests move through shared spaces, so an inspection works better when it can cover the suite and the building around it.

For a cockroach or general crawling-insect treatment, plan on it. Our published prep sheets, which are written for homes, ask for the space to be empty for at least 6 to 8 hours, and for 24 hours for pets and people with respiratory complications, nursing mothers and children under 2. We confirm the window for your office when we book. During a K9 inspection, the dog and handler work through the space alone.

We are open 24/7 for pre-arranged services, so treatments can be booked for evenings or weekends, when the office is empty. Someone from the building needs to open the rooms on the list at the booked time. When you book, tell us when each space can stand empty, and we’ll confirm how the treatment and the follow-ups fit around your staff.

Not the strongest kind. Since January 21, 2023, B.C. has restricted second-generation anticoagulant rodenticides to the essential-service locations listed in Schedule 6 of the Integrated Pest Management Regulation, such as hospitals and food facilities. The province’s guide for non-essential commercial operations names office buildings among the places where they’re no longer allowed, though a grocery store or a primary health care facility inside a complex can be on the list. For businesses outside it, the guide points to prevention, trapping and, as a last resort, other rodenticides within an integrated pest management approach.

Question P2.1 of the BOMA BEST field guide asks whether an integrated pest management program is in place, worth 2 points, for all asset classes. To earn the points, the program has to be written for the building and cover:

  • who is responsible, and the building team’s training
  • standard procedures
  • the products used inside and outside
  • guidance on low-risk products
  • food stored in sealed containers, with daily disposal
  • inspection for pests at least monthly
  • how tenants are kept informed when pesticide applications are needed

The building manager signs it, and it must be dated within the past 12 months.

They hitchhike in bags, coats and clothing, so they can reach an office from anyone’s home or travels, then spread through walls and shared spaces. If one is found, start with a K9 inspection: our dogs are trained on the scent of live bed bugs and viable eggs, including in wall voids, furniture and electrical outlets, and our bed bug pricing lists K9 detection as required before treatment.

Often because the suite isn’t where they live. Rats and mice nest in garbage rooms, storage areas and ceiling cavities, cockroaches use drains and pipe runs, and bed bugs move through walls and shared spaces. Treating the suite knocks down what’s there, but the source keeps sending more until the shared space is dealt with, so the building manager needs to be part of the plan.

Check the drains first. Drain flies breed in floor drains and waste lines, and fruit flies in food waste, spills and recycling. Spraying the adults only brings temporary relief, so the inspection looks for the breeding source in the drains, the garbage room and the break room. House flies have their own page: fly control for homes and businesses.

Droppings near food storage or along walls, scratching inside walls or ceilings, gnaw marks on packaging, wood or electrical wiring, grease smudges along baseboards, and shredded paper, insulation or fabric used as nesting material. In an office, look in the break room, supply and storage rooms, desk drawers where snacks are kept, and the garbage room, and note where and when you saw each sign.
