What Burnaby clients say on Google
“I had used Phantom Pest Control and Al promptly and courteously responded to my call for a quote re silverfish infestation problem. He explained to me the procedure to be used and of the safety protocols to observed (before and after the service). On the day of the service, Al & his technician arrived on time in an unmarked van and completed the service thoroughly inside the house. I am pleased with his professionalism and attention to details and am happy to share this positive experience with other potential customers.”
“Phantom was great! The property manager called them over to the house in which I am a tenant. They set up traps and did a thorough inspection of the house to identify areas that needed to be sealed. They took their time and wrote a detailed report, which I really appreciated. I don’t remember the names of the two guys that came over, but they were very professional and kind.”

Where Pests Come From in Burnaby
Burnaby runs from the Burrard Inlet slope, past the Metrotown and Brentwood towers, Burnaby Mountain and the lakes in the middle of the city, down to the farms and business parks of Big Bend on the Fraser River. Each of those places draws its own pests.
- A
Metrotown and the towers
Downtown Metrotown, Royal Oak and the streets around Central Park
The City’s 2050 plan names Metrotown as Burnaby’s downtown, with the city’s highest-density development, and across Burnaby 53% of homes were apartments in the 2021 Census and 40% were rented. Once cockroaches are inside a building they travel easily, and Health Canada advises checking the walls a suite shares with its neighbours, and the gaps around pipes and wires, to keep bed bugs out.

- B
The inlet slope
Brentwood, Burnaby Heights and Capitol Hill, above Burrard Inlet
Real estate ventures were active in the Heights and Capitol Hill by 1908, and brokers named Capitol Hill in 1909; Brentwood, below them, has been planned for higher-density housing since 1996. On the residential streets, roof rats climb trees and vines into attics, carpenter ants nest in damp, decaying wood, and the Province advises cutting back limbs that let raccoons reach a roof.

- C
Burnaby Mountain
SFU’s campus and the conservation area around it
SFU says raccoon numbers on the mountain have risen higher than normal because of easy access to human food and no natural predators. Its Campus Public Safety team took about 150 raccoon calls in 2023–24, and droppings and damage cost the university up to $100,000 a year. Raccoon droppings can carry roundworm, so cleanup needs care, and deer mice may move into buildings near woods in the fall.
Pests to watch here
- D
The lakes and Still Creek
Burnaby Lake, Deer Lake and the Still Creek valley
Burnaby Lake and Deer Lake are among the City’s conservation areas, and Metro Vancouver says bears, cougars and coyotes may pass through Burnaby Lake Regional Park from time to time; feeding birds or other wildlife isn’t allowed anywhere in the park. A crow roost along Still Creek has been estimated at up to 10,000 birds, and Norway rats burrow in damp ground, crawl spaces and building perimeters.

Big Bend and the Fraser
Farms, business parks and the Fraser Foreshore by the river
After the 1972 Big Bend Development Plan, about 620 acres went into the Agricultural Land Reserve; historic Chinese Canadian farms still operate here, beside business parks such as Glenlyon Estates and Burnaby Business Park. Deer mice may move into buildings near fields in the fall, and the Province advises clearing junk and tall grass from walls and storing lumber off the ground. European fire ants, detected in Burnaby, travel in soil, mulch and potted plants.

Who Handles What in Burnaby
Phantom’s work is pests on private property. Wildlife that puts people at risk is the Province’s job, City bylaws cover waste and unsightly properties, and B.C. law sets the duties of landlords and food businesses.
| If you have | Who handles it | What to know |
|---|---|---|
A bear, cougar or coyote putting people at risk | BC Conservation Officer Service: 1-877-952-7277 | Call it day or night. Officers respond to attacks, bears breaking into buildings and animals that have lost their fear of people, but not to raccoons, skunks or squirrels. Source: Province of B.C., RAPP line |
Raccoons or skunks damaging your property | You, or a licensed pest control company | The Province points owners to a licensed pest control company. Owners need no permit to trap raccoons or skunks damaging their property, but poison is an offence, and Burnaby’s Firearm Regulation Bylaw bans firing guns, air guns included, unless the RCMP gives a licensed person written permission. Source: Province of B.C., Firearm Regulation Bylaw |
Rats or mice around a house or building | Its owner or occupier | The Province advises clearing the junk and debris that give rodents shelter. Burnaby’s Solid Waste and Recycling Bylaw bars letting waste pile up on a property ($250 bylaw notice), and its Unsightly Premises Bylaw bars storing rubbish outside an enclosed building ($500). Source: Province of B.C., Solid Waste Bylaw, Unsightly Premises Bylaw |
Insects in a rental home | The landlord, generally | The Residential Tenancy Branch says landlords are generally responsible for controlling insects such as bed bugs, and tenants must keep their unit clean and ask for repairs in writing. Fraser Health says landlords can’t legally apply pesticides themselves in their rental suites. Source: Residential Tenancy Branch, Fraser Health |
Pests in a restaurant or food store | The operator, with Fraser Health inspecting | B.C.’s Food Premises Regulation requires operators to keep premises free of pests such as rats, mice, cockroaches and flies. Fraser Health’s Burnaby office, at 300-4946 Canada Way, inspects restaurants and food service locations. |
When Pests Peak in Burnaby
Several Burnaby pests run on a calendar; others don’t. The months are Phantom’s published seasons, and the Province’s for chafer beetles; the notes come from provincial, federal and Metro Vancouver sources.
This month: November 2026
- Rats & mice
- Chafer beetles
Not seasonal
- Bed bugs
- Cockroaches
- European fire ants
Ants
March to August
Carpenter ants swarm in spring, and indoors they can point to a moisture problem or decaying wood.
Wasps
May to September
Health Canada advises checking the yard in early summer, when a single queen is easier to deal with than the full nest of late summer.
Rats & mice
October to March
November is the wettest month at Burnaby’s Capitol Hill weather station, and deer mice may move indoors from fields and woods in the fall.
Wildlife
March to May
Raccoon kits are born in spring and can leave the den at seven weeks; skunk kits arrive in early May.
Chafer beetles
October to March
The grubs feed through the fall and again in spring until April, then pupate; adult beetles fly in June.
Not seasonal
Bed bugs
Adults live about 10 months, and a year or more in homes at 21 to 28 °C, so they can appear in any month.
Cockroaches
They’re most active at night, so they can go unnoticed for some time.
European fire ants
Colonies stay put all year; Metro Vancouver’s guide rules out only winter for treatment, when the ants ball up in the nest.

An inspection where one is needed
The technician identifies the pest and finds how it gets in.
Get ready with the preparation sheet
For bed bug and cockroach treatments, the preparation sheets ask everyone to stay out for at least 6 to 8 hours. The bed bug sheet extends that to 24 hours for infants under 2, pregnant or nursing mothers, people with respiratory or immune conditions, and pets; the cockroach sheet lists its own group. The sheets are on the client forms page.

Raccoons, skunks and grey squirrels; on Burnaby Mountain, SFU says raccoon numbers are above normal.

Spikes, netting and wire for ledges and balconies; B.C. allows pigeon and starling nests to be removed without a permit.

Paper nests in eaves, hedges and the ground: small in early summer, at full size by late summer.

European chafer, now found throughout Burnaby, whose grubs bring raccoons, skunks and birds digging into lawns.

Prefer to talk?
604-771-0404Is rat poison allowed in Burnaby?
Not the strongest kind around homes. Since January 21, 2023, B.C. has restricted second-generation anticoagulant rodenticides (brodifacoum, bromadiolone and difethialone) to essential services such as grocery stores and food banks, and even there only where rodents are present and other methods have failed. The Province’s guide calls snap traps the best option, and pest control companies can still offer trapping, sealing and baiting with other rodenticides.
How much does rodent control cost in Burnaby?
Rodent work runs as a three-visit program: $495–$650 + GST for a house and $395–$495 + GST for a condo. Each program closes gaps as big as a toonie, and bigger openings are quoted separately as exclusion work. Exterior bait stations, where they suit the property, cost a $150 + GST minimum to set up, then $78.75–$95 + GST a visit, and you can cancel with 30 days’ notice.
Who do I call about a coyote, a bear or an injured animal in Burnaby?
For a bear, cougar or coyote that threatens people, call the BC Conservation Officer Service at 1-877-952-7277, any time of day. For an injured or orphaned wild animal, the Wildlife Rescue Association’s centre is at the Glencarin entrance of Burnaby Lake Regional Park, 604-526-7275. On SFU’s Burnaby campus, Campus Public Safety takes wildlife reports at 778-782-4500. Phantom doesn’t handle bears, cougars or coyotes.
Do you remove raccoons, skunks and squirrels in Burnaby?
Yes, through wildlife control. We locate the entry point, wait until the animal has gone, then seal it; trapping can’t be guaranteed, so the job is about keeping animals out. Conservation officers don’t attend raccoon, skunk or squirrel problems, and the Province points property owners to a licensed pest control company. Raccoon droppings can carry roundworm, a parasite that can make people and pets seriously ill. For squirrels in a garden, see our humane ways to keep squirrels out.
Why are animals digging up my lawn in Burnaby?
It may be European chafer, which the Province says is now present throughout Burnaby. Skunks, raccoons and birds dig lawns for the grubs in fall and winter, and treatments work best from April to September, before egg laying or while the grubs are small. We treat chafer too; see beetle control.
Do you treat European fire ants in Burnaby?
Yes. European fire ants have been detected in Burnaby and other Metro Vancouver communities. They nest in lawns, garden beds and under stones or wood, and they spread mostly in soil, mulch and potted plants, so moving plants can move a colony. Disturbed ants sting people and pets repeatedly, and the stings can cause serious allergic reactions. See ant control for treatment.
How do you treat bed bugs in a Burnaby apartment?
A K9 bed bug detection comes first: Phantom requires it before bed bug treatment. Burnaby’s Pesticide Notification Bylaw then requires written notice at least 72 hours before a pesticide is applied in a suite in a building with three or more units, unless the occupant agrees to less. Bed bugs can live from several weeks to a year and a half without feeding, so an empty suite isn’t a quick fix. The preparation sheet lists what to do before we arrive.
Can pesticides be sprayed outdoors in Burnaby?
Only in limited cases on residential lots and City land. Burnaby’s Pesticide Use Control Bylaw, in force since April 1, 2009, bans pesticides there unless the bylaw allows them. It exempts pesticides used inside a building, treatments for an infestation that creates an immediate risk of structural damage or significant financial loss, and biological control of pests such as rats and mice, and it permits listed products such as rodenticides and nematodes. Breaking it can bring a fine of up to $10,000.
