Pest Control Services by Property Type
Choose by the place you look after, not the pest. Each service has its own page, and the list under it goes one step further, to the page for your kind of building or a related service.
Residential Pest Control
For the people who live in a place: owners and renters of houses, laneway homes, townhouses, condos and apartments, and hosts of short-term rentals. Residential service covers the pests that turn up in Vancouver homes, from rats and mice in the colder, wet months to ants in spring and summer, how to get a home ready for a treatment, and what each visit costs. Buying or selling? That inspection comes with a written report with photos.
First step Estimates are free by phone. An inspection, when one is needed, is $150 + GST for a house or $125 + GST for a condo, apartment or townhouse.
Commercial Pest Control
For businesses with customers, staff or food on site: restaurants, food processing plants, grocery stores, clinics, hospitals and care homes, pharmaceutical sites, shops and offices. Food premises in B.C. must be kept free of pests under the Food Premises Regulation. In the Lower Mainland, health officers from Vancouver Coastal Health or Fraser Health inspect them. Each industry page covers the pests and the rules for that kind of business, and our post on what a rodent infestation can cost a business explains the stakes.
First step Commercial site inspections are free.

Property Management Pest Control
For landlords, management firms and the people who look after several buildings. In a multi-unit building, the suites around a problem matter too, so Phantom's own K9 teams can screen the neighbouring suites for bed bugs as well as the one that reported them. Vancouver Coastal Health recommends monitoring throughout the building as part of an integrated pest management plan, and B.C. tenancy law sets the notice for entering each suite.
First step K9 detection across a building: $250 + GST for the first unit and the common area, then $35 + GST for each additional unit.
Regular Maintenance
For homes and businesses that want pests kept out, not just treated. A technician comes back on a schedule and services the bait stations around the building. In the Lower Mainland, rats and mice press indoors in the colder, wet months (winter rodent prevention), ants peak in spring and summer, and wasps from late spring to early fall, so the visits follow the seasons. Openings too big for the rodent program to seal are closed with exclusion work.
First step Exterior rodent baiting: a $150 + GST minimum setup, then $78.75–$95 + GST per visit, with 30 days' notice to cancel.
How a Pest Control Visit Works
A visit usually follows five steps, from the first call to the follow-up.
Tell the office
Call or text 604-771-0404 or send the form. The office answers Monday to Friday, 9 AM to 5 PM, and estimates over the phone are free.
Inspect
When the job needs one, an inspection comes first: free for commercial sites, and from $125 + GST for a home ($150 + GST for a house).
Prepare
Most treatments have a preparation sheet; there are 14 on the client forms page. For bed bug and cockroach treatments, the preparation sheets ask everyone to stay out for at least 6 to 8 hours, and 24 hours for the groups each sheet names.
Treat
A treatment is one visit, a set of visits such as the three-visit rodent program, or regular maintenance on a schedule.
Follow up
Businesses get a written service report after every visit. If a cockroach treatment needs a second round, it comes 15 to 21 days after the first.
Pests We Treat in Vancouver Homes and Businesses
Know the pest? Start there. Each pest page covers the signs, the treatment and the prices Phantom publishes.
Rodents and Wildlife
Crawling Insects
Phantom also treats European fire ants and chafer beetles. Neither has a page yet, so call the office to ask about them.
Not sure which pest it is? Compare bed bugs with carpet beetles or bed bugs with fleas.
Who Arranges Pest Control in B.C. Rentals, Stratas and Businesses
Usually whoever looks after the space. In B.C., landlords are generally responsible for insect infestations in rentals, strata corporations maintain common property, and food businesses must keep their premises free of pests.
Renting a home or suite
- Who arranges it Usually the landlord. B.C.'s tenancy guide says landlords are generally responsible for insect infestations such as bed bugs, and city Standards of Maintenance bylaws decide who manages rodents.
- The tenant's part Keep the unit reasonably clean, as the Residential Tenancy Act, s. 32 requires, and report pests early.
- Entry Unless the tenant agrees, the landlord gives at least 24 hours' written notice before entering (s. 29), except in an emergency.
Living in a strata
- Who arranges it For common property, the strata corporation, which must repair and maintain it under the Strata Property Act, s. 72. Inside a strata lot, the bylaws decide.
- Pests B.C.'s Civil Resolution Tribunal has applied a court ruling that the duty to maintain common property includes protecting it from insects and pests (Hurren v. The Owners, Strata Plan 1150, 2024 BCCRT 947).
- Entry Under Standard Bylaw 7, the strata gives 48 hours' written notice to enter a lot for work it's responsible for, or none in an emergency.
Running a food business
- Who arranges it The operator. Section 26 of the Food Premises Regulation requires premises free of pests and of conditions that let them breed, and protected against their entry.
- Inspections In the Lower Mainland, health officers from Vancouver Coastal Health or Fraser Health inspect, and the ticket for not keeping premises free of pests is $230.
Demolishing a house
- Who arranges it The owner or the builder. Several cities, including Richmond, Delta, Coquitlam and New Westminster, ask for a rodent declaration from a licensed pest control company before they issue a demolition permit; Rodent Abatement for Demolition lists each city's rules.
Using pesticides
- Who may provide it A licensed company: the Integrated Pest Management Act, s. 4 requires a licence to provide pest control services that use pesticides.
- At home Since January 21, 2023, the strongest rat poisons, second-generation anticoagulants, can't be used in homes in B.C.
